Newly released data from Realtor.com for September shows that potential buyers and sellers in Monterey County saw higher home sale prices than the previous month’s median of $849,500.
The median home sold for $885,000, an analysis of data from Realtor.com shows. That means September, the most recent month for which figures are available, was up 4.2% from August.
Compared to September 2023, the median home sales price was up 4.1% compared to $850,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in the data. The statistics don’t include homes currently listed for sale and aren’t directly comparable to listings data.

Looking only at single-family homes, the $920,000 median selling price in Monterey County was up 7% in September from $860,000 the month prior. Since September 2023, the sales price of single-family homes was up 8.2% from a median of $850,000.Seventy-three single family homes sold for $1 million or more during the month, compared to 69 recorded transactions of at least $1 million in September 2023.

Condominiums and townhomes decreased by 7.9% in sales price during September to a median of $585,000 from $635,000 in August. Compared to September 2023, the sales price of condominiums and townhomes was down 29.9% from $835,000. Nine condominiums or townhomes sold for $1 million or more during the month, compared to seven recorded transactions of at least $1 million in September 2023.

In September, the number of recorded sales in Monterey County rose by 5.9% since September 2023 — from 188 to 199. All residential home sales totaled $258.1 million.
Across California, homes sold at a median of $745,646 during September, up 0.8% from $740,014 in August. There were 24,307 recorded sales across the state during September, up 0.5% from 24,195 recorded sales in September 2023.

Across the state, the sales price of condominiums and townhomes dropped 2% from a median of $724,403 in August to $709,935 during September. The median sales price of condominiums and townhomes is down 2.1% from the median of $725,000 in September 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
