Eviction filings in Cincinnati have now reached pre-pandemic levels, according to new data from Eviction Lab, a team of researchers at Princeton University.
The data, which tracks eviction filings from 2020 to 2024, shows that there were 1,280 in February 2024, surpassing the same number in January 2020: 1,143.
An eviction filing is a legal document that a landlord submits to a court to remove a tenant from the rented property, usually due to failing to pay rent.

While eviction filings aren’t necessarily indicative of people who get put out on the street, many Cincinnatians are squeezed by rising rents and stagnating wages, according to Nick DiNardo, managing attorney at the Legal Aid Society of Greater Cincinnati.
“Wages are increasing, but rents are increasing far faster than wages are in Cincinnati,” said DiNardo.
Eviction filings increase as COVID era rental assistance runs out
While rents have risen since 2020 due to a number of factors, including inflation and prospective homeowners remaining renters for longer due to high housing prices, COVID-19 pandemic-era rental assistance has petered out, DiNardo said.
“There was a lot of money available for rental assistance during COVID,” due to people losing their income during the pandemic, said DiNardo. “Now that we’re post COVID, we’re back to reality, and there’s not none, but there is very little rent assistance.”

A bill that Gov. Mike DeWine signed into law in 2022 blocked cities in Ohio from implementing rent control measures on landlords.
Building with highest number of eviction filings located in Mt. Airy
Eviction Lab researchers ranked the top 100 eviction hot spots in Cincinnati by building. Their analysis showed that the landlords on this list alone were responsible for 25% of all eviction filings issued in the city.
The landlord who issued the most eviction filings was located in Mount Airy, issuing 265 eviction filings in the building.
A landlord in Westwood issued the second highest number of eviction filings per building, at 133.
