Good afternoon, and thank you for subscribing to Building Austin, our weekly newsletter focused on real estate, growth and development in the Austin region. I’m Shonda Novak, the American-Statesman’s real estate reporter.

My articles the past few days brought you exciting updates about two high-interest developments I’ve written about in recent years.

The up-and-coming St. Elmo Arts District on South Congress Avenue, just south of Ben White Boulevard, continues to evolve as new tenants sign on and new housing, retail, food and entertainment options crop up.

One project that is due to open later this year is the Congress Lofts at St. Elmo, which will have 140 condominiums priced from $400,000 to $700,000. There also will be eight live/work units priced from $699,000 to $899,000, plus retail space. Douglas Elliman Development Marketing, which is listing the condo units, says 70% have been spoken for.

The other project I just wrote about, called Four Seasons Private Residences Lake Austin, is planned for a landmark cliffside on one of the last undeveloped tracts overlooking Lake Austin.

Turnbridge Equities has joined the Four Seasons-branded project as a development partner. Turnbridge co-developed the upscale Music Lane mixed-use project on South Congress Avenue, as well as the new citizenM hotel downtown.

The Four Seasons project is planned as an exclusive enclave of 179 high-end condominiums, along with nine stand-alone villas, on 145 acres of pristine land just west of the Pennybacker Bridge, with views of the downtown skyline. Prices for the units start at $4.6 million. The developers say about 40% of the units have buyers, a sign that real estate agents say shows the demand for exceedingly scarce Lake Austin property.
