Homes in Montgomery County sold for higher prices recently: See how much here

Newly released data from Realtor.com for March shows that potential buyers and sellers in Montgomery County saw houses sell for higher than the previous month’s median sales price of $155,000.

The median home sold for $200,000, an analysis of data from Realtor.com shows. That means March, the most recent month for which figures are available, was up 29% from February.

Compared to March 2023, the median home sales price was up 27.4% at $200,000 compared to $157,000.

Realtor.com sources sales data from real estate deeds, resulting in a few months’ delay in up-to-date data. The statistics don’t include homes currently listed for sale, and aren’t directly comparable to listings data.

Looking only at single-family homes, the $200,000 median selling price in Montgomery County was up 26.7% in March from $157,900 the month prior. Since March 2023, the sales price of single-family homes was up 26.6% from a median of $158,000.

Forty-five single family homes sold for $1 million or more during the month, compared to two recorded transactions of at least $1 million in March 2023.

Condominiums and townhomes increased by 127.3% in sales price during March to a median of $225,000 from $99,000 in February. Compared to March 2023, the sales price of condominiums and townhomes was up 103.6% from $110,500. Three​ condominiums or townhomes sold for $1 million or more during the month, compared to one recorded transaction of at least $1 million in March 2023.

In March, the number of recorded sales in Montgomery County rose by 14.7% since March 2023 from 285 to 327. All residential home sales totaled to $165 million.

In Alabama, homes sold at a median of $235,000 during March, up 12.4% from $209,000 in February. There were 6,152 recorded sales across the state during March, down 4.1% from 6,413 recorded sales in March 2023.

The total value of recorded residential home sales in Alabama increased by 8,112.8% from $1.3 billion in February to $105.9 billion this March.

Out of all residential home sales in Alabama, 9.4% of homes sold for at least $1 million in March, up from 3.21% in March 2023.

Sales prices of single-family homes across Alabama increased by 11.5% from a median of $207,570 in February to $231,465 in March. Since March 2023, the sales price of single-family homes across the state was up 7.7% from $215,000.

Across the state, the sales price of condominiums and townhomes rose 19.6% from a median of $224,900 in February to $269,000 during March. The median sales price of condominiums and townhomes is down 16.6% from the median of $322,500 in March 2023.

The median home sales price used in this report represents the midway point of all the houses or units listed over the given period of time. The median offers a more accurate view of what’s happening in a market than the average sales price, which would mean taking the sum of all sales prices then dividing by the number of homes sold. The average can be skewed by one particularly low or high sale.
