More than 90 acres for sale in Sandwich after owner bankruptcy

SANDWICH ― Acres of undeveloped land are now on the market after its owners filed for bankruptcy.

The main parcel at 225 Discovery Hill Road comprises 47.54 acres, while a second nearby parcel — at 190R Discovery Hill Road — is about 38 acres.

These two largest parcels have an assessed value of $1.63 million, according to town records.

Sandwich Director of Assessing Ben Styche said he believes it’s the largest land offering in recent years.

“We don’t have a lot of vacant land that people are selling, we have smaller parcels that people develop,” said Styche. “Typically, things this large do not go up for sale that often.”

On Wednesday, two other parcels were added to the sale totaling 8 acres.

The total land for sale is close to 93 acres.

The asking price is unlisted.

Both of the main parcels were in Chapter 11 in federal bankruptcy court before they were converted to Chapter 7 or liquidation bankruptcy. Part of the land is owned by Mark Wisentaner and some is owned by his limited liability company Discovery Hill LLC, said bankruptcy trustee Steven Weiss.

Wisentaner is associated with a 2003 real estate development plan, known as Autumnwood, to build 289 units on the 47.5-acre parcel, under the state’s affordable housing law. Wisentaner said then that the idea was to create a village-style development. The development company was Autumnwood LLC, with Wisetaner as manager. The company was dissolved by court order in 2021, according to state records.

Association to Preserve Cape Cod Executive Director Andrew Gottlieb said he believes the entirety of the land should be put into preservation.

“It’s surrounded by green space, a fairly sensitive area … there are not a lot of large tracts like this that are surrounded by open space that become available. Given the sensitivity of the area, lack of wastewater infrastructure in that area, I would hope some consideration would be given into putting it into conservation,” said Gottlieb.

Listing agent John Ciluzzi said the sites could play a major role in fighting Cape Cod’s housing crunch.

In the northern portion of 225 Discovery Hill Road is a Cape & Vineyard Electric Company right of way utility easement of about 7 acres that runs east to west.
